H2 2025 GLS Supply Falls Slightly But Remains Historically High
For the second half of 2025, the GLS Programme will offer 4,725 units on the Confirmed List, representing a 6.1% decline from the 5,030 units released in the first half of 2025.
Despite the dip, analysts highlight that the current land supply remains significantly higher than levels seen between 2015 and 2023, a period where GLS supply was comparatively conservative. Property watchers noted that the elevated supply reflects the Government’s priority to moderate price pressures and maintain market stability.

More Than 25,000 Units to Be Released from 2025 to 2027
Looking ahead, the Government reiterated its medium-term supply strategy.
Between 2025 and 2027, the GLS programme will release land sufficient for more than 25,000 private residential units, aligning with demand forecasts and supporting sustainable market growth.
Analysts: Supply Boost to Temper Market Tightness
Market experts say the robust forward supply—from 2025 through 2027—will help reduce competition for land among developers and steady future private home prices. While sales momentum remains healthy, the Government’s continued injection of sites is expected to keep the market well-balanced.
